Two roof inspections per year - spring and fall - will catch 95% of the problems that turn into expensive repairs. You can do most of this from the ground with binoculars; the rest should be left to a licensed contractor with proper fall protection. Here's the same checklist our crews use on every inspection in 2026.

From the Ground

  • Sagging or wavy roofline (structural concern - call immediately)
  • Missing, curled, cracked, or lifted shingles/tiles
  • Dark streaks or moss growth (algae and trapped moisture)
  • Damaged or bent flashing around chimney, skylights, and walls
  • Gutters pulling away, full of granules, or rust spots
  • Daylight visible at the eaves or ridge from inside the attic

In the Attic

  • Water stains, dark patches, or mold on rafters/sheathing
  • Daylight through nail holes (failed underlayment)
  • Compressed or wet insulation
  • Functional intake and exhaust vents (Title 24 2026 requires balanced ventilation)
  • Rodent or bird intrusion at vent screens
