Asphalt Shingles: 15–30 Years
3-tab shingles are essentially extinct in the LA market - most reach end of life at 15–18 years. Architectural (dimensional) shingles are the current standard and good for 25–30 years with proper ventilation. Premium designer shingles like GAF Grand Sequoia or CertainTeed Presidential carry 50-year warranties and hold up well in coastal climates.
Concrete and Clay Tile: 50+ Years
The tile itself often outlasts the home - but the underlayment underneath usually fails at year 25–30, requiring a "lift and relay" where crews remove the tile, install new underlayment, and put the same tile back. Budget for that mid-life service and your tile roof can serve 80+ years total.
Standing-Seam Metal: 40–70 Years
Aluminum and Galvalume standing-seam systems are the longevity champions for modern designs - Class A fire rating built in, excellent for solar integration, and PVDF (Kynar 500) paint finishes carry 35-year color warranties. Initial cost is 2–3× asphalt, but lifecycle cost wins clearly.
Solar Roof Systems: 25–30 Years
GAF Timberline Solar, Tesla Solar Roof, and similar integrated shingle systems are now commercially mature. Roof and solar both warrantied at 25 years. Best for full re-roof projects, not retrofits - payback in 2026 is 10–13 years for most LA homes after the 30% federal Residential Clean Energy Credit.
